A homeowner near Sunset Street, just a short distance from Devonaire Park, recently scheduled service after noticing their garage door had become increasingly heavy and noisy when opening, and eventually stopped opening all together. After a closer look, the cause was clear—a torsion spring that had developed significant rust and corrosion had finally broken.

Garage door springs operate under high tension and are responsible for counterbalancing the weight of the door. When rust forms on the spring coils, it weakens the metal and creates additional friction as the coils expand and contract. This not only makes the door harder to lift but also increases the likelihood of the spring eventually breaking.

Identifying the Problem

During our inspection at the Livonia home, we found the torsion spring above the door had heavy surface rust along several sections of the coil and you can see where the spring had actually separated into 2 sections – explaining why the door would no longer open. Rust buildup can occur when springs are exposed to moisture, temperature swings, or simply years of normal wear without lubrication. The 2025-2026 Michigan winter has been more brutal than usual, and we are seeing a ton of broken springs.

We also checked the surrounding components—including the cables, rollers, and track alignment—to make sure the rusted spring hadn’t caused additional strain or damage on the rest of the system.

The Repair

The old springs were carefully removed, and a matched pair of new high-cycle torsion springs were installed.

Once the new springs were mounted, the system was balanced and tested to ensure the door opened smoothly and evenly. After the adjustment, the garage door could be lifted easily by hand and operated normally with the opener.

The before photo shows the rust buildup along the original spring, which had begun to compromise its performance. In the after photo, the new torsion springs are installed. Garage door opens & closes smoothly again!

With the replacement completed, the homeowner near Devonaire Park now has a properly balanced garage door system that opens quietly and safely once again. Regular maintenance and occasional lubrication will help protect the new springs and keep the system operating at its best for years to come.
